How a Skylight Is Fitted
A careful installation follows a clear sequence:
- Forming the opening through the roof and the ceiling below
- Framing the curb or opening so the structure stays sound
- Fitting the unit with the manufacturer’s own flashing kit
- Wrapping ice-and-water membrane around the frame, then working the roof covering back in
- Finishing the light shaft inside the room
When a skylight is fitted properly and flashed into the roof covering, it should stay dry for the whole life of that roof.
Best Time to Add a Skylight
The ideal moment to install a skylight is during a roof replacement. With the old covering already off, the unit can be flashed and membraned in as the new roof goes on, giving the neatest and most weathertight result.
Skylights can also be added to an existing roof. In that case we carefully open up the covering around the new unit, fit it, and then weave the surrounding material back in so the repair is barely noticeable.
Skylight Repairs
Older skylights can start to leak as seals age or flashings deteriorate. Common symptoms include drips during heavy rain, staining around the ceiling opening and condensation running down the inside of the glazing.
We trace the source, renew failed flashing or seals, and replace the unit where it has reached the end of its life. Leaks around skylights are one of the frequent causes of calls for roof repairs.
